How Residential Fencing Can Improve Property Value and Security

How Residential Fencing Can Improve Property Value and Security

Driving through neighborhoods in the Delaware Valley, from the quiet streets of Media to the bustling areas of Upper Darby, you quickly notice which homes stand out. Well-maintained properties often share one feature: a high-quality fence installed by a Delaware Valley residential fencing contractor.

For a homeowner, your home is likely your most significant investment. Many homeowners ask how residential fencing can improve property value and security, and the answer involves a mix of curb appeal, practical safety, and adherence to Pennsylvania regulations and standards.

Fences create sanctuaries and secure environments for families. When installed properly, a fence serves as a functional upgrade that pays for itself through increased equity and peace of mind.

Boosting Market Appeal and Resale Value

The first thing a potential buyer sees is your home’s exterior. Small details can make a great difference in how quickly a home sells. A fence provides a finished look to the landscape, making the yard feel like an extension of the living space.

Privacy is a priority for many Pennsylvania homebuyers. If your property borders a busy road or a neighbor with a different landscaping style, a solid fence is an immediate solution. A solid fence makes a property attractive to families who want to enjoy their outdoor space without feeling watched.

A fence also defines the usable square footage of your lot. It allows buyers to visualize how they will use the yard for gardening, entertaining, or play. By marking the property lines, you remove ambiguity. This clarity, combined with the high-quality finish of premium materials, may allow you to justify a higher asking price.

Enhancing Security

A sturdy new fence can prevent pets from wandering into traffic and keep unauthorized visitors from casually crossing onto your property. Enhanced security is the first benefit of a new fence.

Fencing also acts as a deterrent. Most intruders look for easy targets with open access. A tall, well-constructed fence makes a property less inviting. Along with security, a fence provides a barrier against local wildlife that might otherwise damage your gardens or landscaping.

In Pennsylvania, specific types of fencing are required for some property features. If you have a swimming pool, the Pennsylvania Uniform Construction Code requires a barrier at least 48 inches high to prevent accidental drowning.

Compliance with these safety standards is more than a good idea; it is a legal requirement that protects you from liability and ensures the safety of your neighborhood.

Understanding Pennsylvania Fencing Laws and Contractor Requirements

In Pennsylvania, the Home Improvement Consumer Protection Act (HICPA) governs how contractors operate. It protects homeowners from substandard work and unethical business practices.

Under HICPA, any contractor performing more than $5,000 worth of home improvements per year must be registered with the Pennsylvania Office of the Attorney General. This registration ensures that the contractor maintains the required insurance and complies with state-mandated contract standards.

Most municipalities in the Delaware Valley follow the Pennsylvania Uniform Construction Code, but some towns also have specific “setback” requirements that dictate how close a fence can be to the sidewalk or a neighbor’s property. A Pennsylvania residential fencing contractor can help you understand these local codes so you do not face fines or orders to remove the fence later.

Pennsylvania Home Improvement Contract Standards

Pennsylvania law is very specific about what must be included in a home improvement contract. A valid contract must be in writing and include the contractor’s registration number, the total project price, and the estimated start and completion dates.

Pennsylvania law also provides a “right of rescission.” This means a homeowner has three business days after signing the contract to cancel it without penalty. Working with an experienced Delaware Valley residential fencing contractor means these legal details can be handled correctly from the start.

Choosing the Right Materials

Pennsylvania weather is hard on outdoor structures. Between humid summers and freezing winters with heavy snow, your fence materials must be durable. Consider using materials like pressure-treated wood or aluminum for your residential fence.

Pressure-treated wood is a classic choice that offers a natural look, but it needs regular maintenance to prevent rot in our damp climate. Aluminum fencing provides a high-end look similar to wrought iron but without any risk of rust, which is vital given the road salt used during our winters.

Choosing the right fencing material is a balance between your preferences, budget, and the amount of maintenance you are willing to perform. A Pennsylvania residential fencing contractor can discuss these options with you to find the most suitable fit for your property and lifestyle.

Why Professional Installation Matters for Long-Term Value

A fence is only as good as the posts that hold it up. In the Delaware Valley, the frost line can reach deep into the ground during winter. If fence posts are not set deep enough, the soil’s freezing and thawing will cause the fence to lean or lift out of the ground. This ruins the fence’s appearance and compromises its security.

A residential fencing contractor should know how to handle the rocky soil and varied terrain found in Pennsylvania and take the time to ensure every post is level and every section is secure. This attention to detail prevents common issues like sagging gates or gaps that can appear shortly after installation.

Our Commitment to Quality

Investing in professional labor ensures that your fence remains an asset rather than a maintenance burden. A poorly installed fence can actually decrease property value if it looks dilapidated or leans over a property line. Quality work is always important, but it is especially important in residential contracting.

First let me say I do all the work on my house because I don't trust people to do the job correct. With that said my roof was leaking working on ladders (heights) is not for me. I called three roofers two gave me a estimate without putting a ladder up. 😂 One estimate was for a new roof.. which I didn't need. Bill came twice (with a ladder) >because of weather and also he wanted to get the correct plan together to fix the issue causing the leaks. Bill is very easy to communicate , also does what he says he is gonna do. After the job was done bill still texted me the next two times it rained, To check in on the roof and make sure I was happy. He cares about his work. I highly recommend bill, Thanks henry

Thanks again for all your hard work Bill. You’ve created a safe space for my parents on the ground floor and significantly reduced their fall risk. In the process a 5th bedroom and full bathroom were added to the footprint. Much appreciate the sweat that went into it. It wasn’t easy, but you came up with a plan that everyone liked, especially for the bathroom. Can’t really tell there was any work done, feels like it was always like this. Your craftsmanship is par excellence. Much appreciated! Peace

Bill is a godsend. After a series of unfortunate contractor mishaps, the only bathroom in my home was unfinished and I was beyond disenchanted. He came in and not only finished the job, but did so with the care, attention to detail, and professionalism I'd hoped to encounter earlier in my bathroom remodeling process. With a quick wit, he asked, "Why didn't you call me first?😊." Now, without any hesitation...Bill will be my first call for ANY home project moving forward. Bill is the GC you need. He is responsive/ timely, his work is high quality, and his fee is very reasonable. Don't start any project without him and his team. **Main Services: Plumbing, fixture installation (toilet, vanity, sink faucet, cabinet, rod, fixed incorrect tub spout), wall refacing/paint, custom trim), electrical (light installation).

Billy and his team did a tremendous job on our roof. We had a difficult situation that required significant work to entirely replace the roof and add support beams throughout the house. We’ve had no issues in three years now. Billy even came out during a terrible rain storm to make sure the tarps were on correctly. Highly recommend.
